Landscape-led Design

A Landscape and Visual Appraisal has been carried out on the Site and its context to establish the key constraints and opportunities in landscape terms. The masterplan has evolved to ensure the existing boundary features of the Site are retained in situ and given suitable offsets to secure their longevity.

This will help to improve habitat connectivity and ensure the site remains visually well contained. Open space has been situated to the south-east of the Site to allow potential connections to existing areas of open space at The Grange. Landscape mitigation has combined with biodiversity and open space opportunities, to ensure the development is policy compliant in both Public Open Space and Biodiversity Net Gain.

Site Access and Connectivity

Vehicular access to the site will be provided via a new priority T-junction on Walton Road. This will be designed to accommodate a range of vehicle types and will incorporate measures to ensure safe access for pedestrians and cyclists. The precise location and design of the access, along with associated off-site improvements, will be fixed at the outline planning stage.

 

To support the development, Walton Road is anticipated to be widened between the site access and Lowes Lane to improve traffic flow. A new footway could also be delivered, creating a safe and continuous walking route that links the site with the wider village and local amenities.

 

The site is well-connected to the existing Public Rights of Way network, including routes that link Walton Road with Lowes Lane, Ettington Road, and Chapel Street. These routes support safe and convenient pedestrian access through the village. The development is also within walking distance of several local bus stops served by multiple routes, including services to Stratford-upon-Avon, Leamington Spa, Warwick, Kineton, and Banbury offering residents access to a wide range of destinations for work, education, shopping, and leisure.

 

For cyclists, the site is well-positioned in relation to the National Cycle Network Route 41. This provides on-road route along Loxley Lane connects Stratford-upon-Avon and Warwick and offers a longer-distance option for confident cyclists.

 

The internal road network and parking arrangements will be finalised at the Reserved Matters stage and will comply with all relevant highway and design standards at that time.
