The site is located on the eastern edge of Wellesbourne and comprises 2.65ha of agricultural land, to the southwest of Walton Road. 

 

The Site is located with residential development to the northwest and the south (Ettington Park and The Grange respectively) which have been recently completed / currently under construction.  These residential developments have changed the nature of this part of Wellesbourne, and provides a context of residential development in the immediate vicinity of the Site. 

 

Wellesbourne has been recognised as a sustainable location for new development by Stratford-on-Avon District Council within their adopted Core Strategy 2011 to 2031 (adopted July 2016), being categorised as a Main Rural Centre, a suitable location for housing and business development. It is also identified in the emerging South Warwickshire Local Plan as a suitable location for future growth.
